RENTING
Friendly and Experienced
If you have ever rented a property, you will agree that searching for a suitable letting can be frustrating at the best of times with poor property choices and extra hidden costs often resulting in a lot of stress and anxiety. My Happy Place aims to make this process as painless as possible and will do the utmost to make your search a successful one.
Flexible Viewing Times
Is your working day long and erratic? Have you been denied flexible working? No need to worry, we are happy to offer appointments around lunchtimes, early evening or even at weekends.
Before being able to book a viewing, you will need to go though our 6 easy steps:
Step 1 - Application Form
Fill in our on-line application form and return it via email or post so we can start working for you straight away. You will then be contacted through your preferred method of contact (as stated in the application) within hours stating whether or not your application has been successful. If so we will show you what we have available, if we do not have anything to match we will go looking for you in line with your preferences.
Step 2 - Accompanied Viewings
We are flexible and willing to compromise to suit the needs of our clients with convenient viewing times after work or at weekends where possible. You will be required to bring photo I.D with you to all viewings i.e. valid driving license and utility bill.
Step 3 - Selecting a Property
Once you've identified a suitable property, you are required to pay a holding deposit and supply us with details of two referees. The information you provide will be summarised and reviewed by the landlord for acceptance.
We accept the following references:

Current Employer / Accountant (if self employed) / Proof of unemployment

Previous Landlord (if applicable)

Credit Check

Bank (if required)
Step 4 - Rental Paperwork
If you have been notified that your application has been successful, we will proceed to draw up the relevant paperwork by way of a Tenancy Agreement to be signed by the landlord or their agent and the tenant. A pre-inspection/inventory of the contents and condition of the property will be carried out and a copy of the findings will be provided prior to commencement of the tenancy to both landlord and tenant.
Step 5 - Rent & Deposit
An advance payment will be required prior to the commencement of the tenancy. This is usually the first month's rent accompanied by a security deposit which is usually equivalent to but no more than one month's rent.
This will be reimbursed to you at the end of your tenancy subject to the details of your agreement and the findings of the inventory check-out report. Where we are instructed by the landlord to manage the property, we will hold the deposit as "stakeholders" and in accordance with the Tenancy Deposit Protection Scheme Housing Act 2004.
Step 6 – Completion
After steps 1-5 have been completed, keys are then handed over and you are free to move into your new home… your Happy Place.

Tenancy support is offered to all Happy Place residents throughout the duration of their tenancy. You will receive the following services at no extra cost:
